Technically, the lot upon which the civic complex is to be constructed has yet to be <br />formally created (or provided public street access). The City approve a subdivision of the property to provide public street access to the <br />site and results in the creation of a lotwhich is in conformance with minimum PSP <br />District lot requirements. <br />2. The civic complex meet applicable PSP District setback requirements. <br />3. Verification is made that the proposed structure does not exceed 45 feet in height. <br />4. A minimum of 35 percent of the subject site is reserved as green area. <br />5. Site and building plans are subject to review and approval by the Town Center <br />Architectural Review Committee, City Forester and CPTED Officer. <br />6. The site plan /landscape is revised to identify the following items and subject to <br />approval of City staff: <br />a. Handicap parking stalls. <br />b. Trash handling areas. <br />c. Loading spaces. <br />d. Exterior lighting locations. <br />e. Sizes of proposed plantings. <br />2 <br />
