2 Must not be closer than seven hundred fifty (750) radius feet of another <br />advertising structure. Shall not be closer than twelve hundred (1,200) feet to <br />another such advertising structure on the same side of an interstate freeway. <br />For the purpose of this Ordinance, a back -to -back or V -type sign shall be <br />considered as one structure. <br />The applicant's site plans place the proposed signs in 1,200 foot intervals, <br />measured from 80th Street North. The proposed signs are compliant with the <br />required setback between advertising structures. <br />3. Must not be closer than twelve hundred (1,200) feet from any adjoining zoning <br />district. <br />Based on the plans submitted, Sign 1 displays a setback of Tess than 1,200 feet <br />from the GB, General Business Zoning District to the south. The applicant should <br />verify that the sign is placed at least 1,200 feet from the GB Zoning District. <br />Sign Area. Maximum size of sign shall not exceed 675 square feet. <br />The proposed signs have a sign area of (14 feet by 48 feet) 672 square feet and a height <br />of 40 feet in accordance with sign ordinance standards. <br />Site Area and Width. The site on which the sign is located shall comply with all area and <br />width requirements of the base zoning district. <br />The proposed sites all meet or exceed the R -BR lot area and width requirements. The <br />signs display proper setbacks from the lot lines. <br />Sign Removal. Removal of the sign shall be required with the rezoning of the site or <br />redevelopment to add another principal use. Based on discussion during the <br />comprehensive plan update, commercial and industrial expansion is anticipated to extend <br />north along I -35E during the next 10 years. This expansion will likely encompass Signs <br />1 and 2. If this occurs, the signs may need to be removed after only a short period of time. <br />In recognition of these circumstances, the applicant may wish to reconsider the location <br />and construction of Signs 1 and 2. <br />The interim use permit runs with the property. In this respect, it is important that both the <br />property owner and the applicant be aware that upon rezoning or redevelopment of the <br />site, the interim use signs must be removed from the site. The dismantling and removal <br />of the sign is the responsibility of the property owner and applicant. In this respect, the <br />terms, conditions and responsibility for removing the signs will be described in detail in the <br />interim use permits. Additionally, the City should require both property owner and <br />applicant to sign the interim use permit. <br />
