The rezone request is recommended to apply to all of Lots-1,- 2, 3, and 4 of Block <br />2, Arthur :E_T.om.Addition, and Lots 47 and 48,_BJock 1, Arthur E Thom <br />Addition. The Zoning Ordinance provides as follows: <br />The Planning and Zoning Board shall consider possible adverse effects of the proposed <br />amendment. Its judgment shall be based upon, but not limited to, the following factors: <br />1... The : proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City Comprehensive Plan. <br />2. The proposed use is or will be compatible with present and future land uses of the <br />area. <br />3. The proposed use conforms with all performance standards contained herein. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />4. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />The Planning and Zoning Board recommend approval of the Rezone from Rural <br />to R -1X Single Family. <br />ALLOCATION OF INTERIM MUSA RESERVE: <br />Interim MUSA Reserve has already been applied to Lots 5 and 6 of the new plat. <br />The Planning and Zoning Board also recommended approval of the allocation of <br />5.8 Gross Acres of Interim MUSA Reserve to all of Lots 1, 2, 3, and 4 of Block 2, <br />Arthur E. Thom Addition, and Lots 47 and 48, Block 1, Arthur E. Thom Addition. <br />Attached for your review is the criteria established for the allocation of Interim <br />MUSA Reserve. We believe this criteria can be met in regard to this allocation. <br />OPTIONS: <br />1. Adopt the First Reading of Ordinance No. 07 -98 Rezoning the property on <br />both the north and south side of Linda Avenue between Hodgson Road and <br />Laurene to R -1X Single Family Residential (Ordinance to be provided on <br />Tuesday 5/26) <br />2. Adopt Resolution No. 98 -69 Designating Interim MUSA Reserve on the <br />property north and south of Linda Avenue between Hodgson Road and Laurene. <br />3. Return to staff for further consideration. <br />RECOMMENDATION: <br />Option 1 and Option 2 <br />
