AGENDA ITEM V A <br />STAFF ORIGINATOR: Mary Kay Wyland <br />DATE: 5/8/98 <br />TOPIC: Collova Builders, Rezone, Allocation of Interim MUSA Reserve & <br />Preliminary Plat, Linda Avenue <br />BACKGROUND: <br />The P & Z will recall tabling this item at the March 11, 1998 meeting, after closing <br />the Public Hearing. The actual motion called for tabling the item "until such time <br />as adequate sewer capacity is determined, a wetland delineation is provided, <br />and a neighborhood meeting is held ". <br />In response to the sewer capacity question, the City Engineer has determined <br />that adequate capacity does exist in the sewer main serving these properties. <br />The wetland on the site has been delineated and determined to consist of the <br />existing ponding area. A drainage and grading plan has been submitted for <br />review and approval by the City Engineer who will be available to comment on <br />the plan at the P & Z meeting. And, a neighborhood meeting was held to <br />discuss concerns of the adjoining property owners. <br />The preliminary plat has been modified to eliminate the need for any variances <br />from the Ordinance. All Tots meet the requirements of the R -1 Zoning District <br />which are 80 x 135 for 10,800 square feet (100' on corner lots): <br />Lot 1 84.99 x 230.44 12,295 sq. ft. upland (19,571 overall) <br />Lot 2 84.99 x 230.44 12,316 sq. ft. upland (19,541 overall) <br />Lot 3 84.99 x 230.44 16,700 sq. ft. upland (19,512 overall) <br />Lot 4 84.99 x 135.01 11,430 sq. ft. upland <br />Lot 5 110 x 135 13,500 sq. ft. upland <br />Lot 6 123 x 148 11,228 sq. ft. upland (17,314 overall) <br />This request requires action on three items - the rezone, the preliminary plat and <br />the interim MUSA reserve.
