1. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City Comprehensive Plan. <br />2. The proposed use is or will be compatible with present and future land uses of the <br />area. <br />3. The proposed use conforms with all performance standards contained herein. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />4. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />Staff would recommend approval of the Rezone from Rural to R -1 Single Family. <br />ALLOCATION OF INTERIM MUSA RESERVE: <br />Interim MUSA Reserve has already been applied to Lots 5 and 6 of the new plat. <br />We would recommend approval of the allocation of 5.8 Gross Acres of Interim <br />MUSA Reserve to all of Lots 1, 2, 3, and 4 of Block 2, Arthur E. Thom Addition, <br />and Lots 47 and 48, Block 1, Arthur E. Thom Addition. Attached for your review <br />is the criteria established for the allocation of Interim MUSA Reserve. We <br />believe this criteria can be met in regard to this allocation. <br />In summary, we would recommend approval of the Preliminary Plat for the <br />Collova Addition with the conditions outlined above, approval of the Rezone from <br />Rural to R -1 Single Family, and the allocation of 5.8 Gross Acres of Interim <br />MUSA Reserve for all of Lots 1, 2, 3 and 4, Block 2 and Lots 47 and 48, Block 1, <br />Arthur E. Thom Addition. <br />OPTIONS: <br />1. Approve Rezone from Rural to R -1 Single Family <br />2. Approve allocation of Interim MUSA Reserve <br />3. Approve Preliminary Plat with conditions outlined above <br />4. Return to staff for further consideration <br />RECOMMENDATION: <br />Option 1, 2, and 3 <br />
