The proposed development is be a mix of retail, restaurant <br />and other commercial uses (i.e., bank) within 11 buildings for the first phase of the <br />development. A second phase is intended to occur to the east of Phase I, although no <br />plans have been formalized for that portion of development. The approximate 28.5 acre <br />parcel is zoned SC, Shopping Center District. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Conceptual Site Plan <br />Exhibit C - Existing Conditions <br />Exhibit D - Traffic Consultant Memorandum dated 15 May 1998 <br />Exhibit E - Environmental Review Board comments /materials <br />ISSUES ANALYSIS <br />Comprehensive Plan. The Comprehensive Plan suggests general commercial use of the <br />subject property that utilizes site design to minimize impacts to the existing residential area <br />to the north of 77th Street as well as minimize access to Lake Drive.
