Existing Conditions <br />At the time of preparation of this report, there are two parcels with existing buildings located fully <br />or partially within the proposed right -of -way alignment. It is anticipated that prior to construction <br />of the street and storm sewer improvements, the required right -of -way will have been acquired and <br />the structures removed as part of the Lake Drive trunk system project. It is also anticipated that the <br />installation of trunk sanitary sewer and water main, as well as sanitary sewer and water services to <br />the adjacent properties, will have been completed prior to construction of the street and storm sewer <br />improvements. <br />Two parcels presently have driveway access locations which will have to be moved to accommodate <br />the proposed street alignment. <br />Proposed Improvements <br />Streets <br />It is proposed to construct Apollo Drive to a width of 52 feet from face of curb to face of curb with <br />B -618 concrete curb and gutter. The street will be designed to carry 10 -ton axle loads and will have <br />a posted speed limit of 45 miles per hour. <br />A concrete median on Apollo Drive will separate traffic at the Lake Drive intersection. <br />Storm Sewer <br />Proposed drainage facilities will provide for drainage of the roadway and adjacent development. <br />Regional Retention/Detention Pond <br />A regional pond to serve Apollo Drive and future development next to Apollo Drive is being <br />proposed as part of the Apollo Street construction project. Since the roadway will require a pond, <br />an investigation into the feasibility of a regional pond that serves the entire contributing drainage <br />area was completed. <br />Estimated Project Costs <br />• Street Construction $222,175 <br />• Storm Sewer Construction and Regional Pond 160.795 <br />Subtotal $382,970 <br />+ 10% Contingencies 38.297 <br />Subtotal $421,267 <br />+ 25% Engineering, Administration, & Fiscal 105.317 <br />TOTAL $526,584 <br />• Note: Costs for right -of -way or easement acquisition are not included in the project costs. <br />Right -of -Way and Easements <br />It is anticipated that the required 100 -foot wide right -of -way will be acquired as part of the Lake <br />Drive trunk system project. <br />
