Lot 3, Block 4 of the 3rd Addition, Phase II fails to meet the required 135 foot lot <br />depth. This lot has an average depth of 126 feet. <br />Park Land Dedication. The Lino Lakes Park Board has reviewed this preliminary plat and <br />has identified a need for a neighborhood park to serve this growing residential area. The <br />Park Board has recommended a three acre land dedication in conjunction with the 3rd <br />Addition preliminary plat. This land dedication must satisfy the following criteria: <br />1. The park land dedication must consist of three acres of buildable land exclusive of <br />wetlands. <br />2. The park land must be located within the plat in a manner that would accommodate <br />future park expansion as the land to the south develops. <br />The Park Board has requested that Gor-em LLC return to the Park Board with ideas for the <br />neighborhood park. <br />Grading and Drainage. A grading and drainage plan has been submitted in conjunction <br />with the preliminary plat. The grading and drainage plan shall be subject to the review and <br />approval of the Rice Creek Watershed District and the City Engineer. In review of the <br />grading and drainage plan, the recommendations of the Environmental Board should be <br />implemented. <br />Utilities. A utility plan has been submitted in conjunction with the preliminary plat. The <br />City Engineer has provided review commends in Exhibit G of this report. <br />CONCLUSION <br />The proposed development represents a logical extension of the existing Clearwater Creek <br />residential neighborhood. The applicant has requested approval of both a rezoning and <br />preliminary plat.
