excacks — eO\W3\S, �ot•l& %cA"`o - -►3S <br />or condition of the Lino Air Park North Declaration, the terms and conditions in the Lino Air <br />Park North Declaration shall apply. <br />6.2 Minimum Living Unit Size. The ground floor area of the main structure of the <br />living unit, exclusive of one story porches, garages and basement area, shall not be less than <br />1300 square feet on a one story living unit, 1,248 square feet on a split -entry living unit and <br />1,040 square feet on a two story dwelling. Further, all living units shall be improved with a 3 <br />car attached garage and roofs shall have a minimum 6/12 pitch. <br />6.3 Setback of Living Units. A minimum Living Unit front setback of thirty (30) feet <br />and a maximum Living Unit front setback of forty (40) feet from the street right -of -way line is <br />required. <br />6.4 Airplane Hangers. Airplane hangers are permitted on these Lots subject to the <br />Lino Air Park North Declaration, the Permit and the following additional restrictions: <br />A. Any airplane hanger constructed upon a Lot shall be located on the north 125 feet <br />of the Lot. <br />B. A cross easement shared access to Outlot B, Lino Air Park North, is required to <br />service Lots 12 and 13, Block 2, Behm's Century Farm. <br />C. Airplane hangers must be architecturally compatible with the Living Unit located <br />upon the Lot in color and style, although they may be metal sided. <br />D. All airplane hangers must have a forty (40) foot clear span door and a minimum <br />building width of forty-six (46) feet. <br />E. Maximum hanger size is twenty -six hundred (2600) square feet. <br />F. Maximum hanger height shall not exceed twenty-two (22) feet. <br />G. Commercial use (including space rental) will not be permitted. <br />H. No more than three (3) airplanes may be stored on a Lot at one time. No <br />permanent outdoor storage of any airplane or related equipment is permitted. An <br />Owner may be allowed up to two (2) years (twenty-four months) from occupancy <br />to construct an airplane hanger and shall be permitted outside storage of the <br />Owner's airplane during the interim. Aircraft not owned by a resident of the Lot <br />shall not be parked on the Lot for more than two (2) weeks. <br />I. Not less than seventy percent (70 %) of the Lot shall be Private Yard Area. <br />10 <br />
