Lynn & George Fernstrom <br />6340 Red Maple Lane <br />Lino Lakes, MN 55014 <br />(651) 483 -6198 <br />November 10, 1998 <br />Dear Planning and Zoning Board Members: <br />This letter is our request to you to re -think the future movement on the preliminary plot <br />for the project before you this evening: WEST SHADOW PONDS, Property <br />Identification No. 32- 31 -22 -13 -0001 & 0010 & 0011. As we are unable to attend the <br />meeting this evening, this would be our proverbial "$ .02 worth ". <br />We have had the pleasure of living in Lino Lakes for the past 15 years and fully <br />recognize that growth is part of the changing landscape for this community. We would <br />also like to recognize and commend Mr. Carlson on the larger lot sizes for this <br />development, something that we believe could be a complement to the city. What we <br />take issue with is the connection of West Shadow Lake road to 62 "d street. Our <br />understanding is that West Shadow Lake road would be what is referred to as a "feeder" <br />road and would be about 80 ft. wide. Our concern is it's connection to a very narrow, <br />feeble road such as 62nd. Sixty second (62'') has, and is already taking a beating from <br />the South Miller Glen development. It isn't, nor was it, ever designed to handle increased <br />traffic, which will undoubtedly increase from the Pine Ridge and South Reshanau <br />developments. We are all acutely aware of the issues that arose from Ware road. If West <br />Shadow Lake does go through, this action, in essence, purposely creates a road hazard <br />similar to that, which occurred on Ware over time. We are asking that this be given more <br />time and thought by the board. <br />Our request would be the following: #1. That this development be put on hold until the <br />time where 62nd road is developed to accommodate increased traffic. #2. Choice would <br />be that if the development must go through, that West Shadow Lake extension end in a <br />cul -de -sac with the potential to be connected to 62nd in the future. (This allows 62nd <br />some time to heal/develop as need be). I would encourage the board to do a "drive -by <br />sighting" if you will; of 62nd going the posted 45 -mph both during the day and in the <br />evening to truly get a "feel" of the condition of the road. Then pause and imagine the <br />increased traffic flow, which would ensue if West Shadow does connect to 62nd. <br />We thank -you for your time and consideration in this matter. <br />Respectfully submitted, <br />
