•
•
December 10, 1998
Guy Peterson
Metropolitan Council
Mears Park Centre
230 East Fifth St.
St. Paul, MN 55101 -1634
subject: Livable Communities Goals
Dear Mr. Peterson:
The City of Lino Lakes is examining its Livable Communities goals. As you know, the
current housing market in the Twin Cities is not conducive to the construction of new
rental units. In Lino Lakes, this is borne out by the fact that we have received no
development applications for rental housing projects in several years.
The most recent project involving rental units was completed in 1995. This included 47
senior housing units. Since then, no rental project applications have been received.
Given the current market conditions, we believe that an appropriate life -cycle goal for the
owner /renter mix is 85 %'/ 15 %. That is, a goal of 15% of all units to be rental units.
This would increase the rental percentage from 4% to 15 %. Even this will be a stretch,
but it provides a target to work toward. It clearly is more in line with reality than higher
percentages.
Following our conversation today, we understand that Metropolitan Council staff has no
immediate objections to the 15% goal. We also understand that the City's goals will be
considered by the full Metropolitan Council in January.
Thank you for your consideration. Please feel free to call me with any questions.
Jeff Smyser
City Planner
1189 Main Street • Lino Lakes, Minnesota • 55014
Phonefl DD: 651-464-5562 • Fax: 651 - 464 -4568
