This project <br />involves the redevelopment of an existing residential lot in the Clearwater Creek 4th Addition <br />neighborhood into two residential lots. All of these exceed the <br />minimum standards of the zoning ordinance. They are also similar in width and larger in area <br />than the existing adjacent lots of Clearwater Creek 4th Addition. <br />Setbacks: The submitted plans depict all of the required setbacks with the building pads shown. <br />Streets: No additional roads are being proposed and the full right of way is in place for <br />65t11 Street. The existing road system can easily accommodate the traffic generated by the new <br />home. <br />
