Zoning <br />NorthPointe 2nd Addition is zoned PUD-Planned Unit Development as approved by the <br />City Council with Ordinance 02-14. <br />Comprehensive Plan <br />The final plat is in compliance with the Comprehensive Plan in terms of the Resource <br />Management System, Land Use Plan, Housing Plan, and Transportation Plan. <br />Alternative Urban Areawide Review (AUAR) <br />The project site is within the 2005 I-35E Corridor AUAR and is subject to the AUAR <br />mitigation plan. The NorthPointe PUD Development Stage Plan/Preliminary Plat is <br />consistent with development Scenario 1 for residential medium density and complies <br />with the mitigation plan in regards to wetlands, water use, erosion and sedimentation, <br />surface water runoff, wastewater and transportation. The final plat for NorthPointe 2nd <br />Addition is also consistent with these plans. <br />Floodplain <br />There is no floodplain within the final plat for NorthPointe 2" Addition. <br />Development Contract <br />A Development Contract shall be drafted by the City, executed by the City and the <br />developer and recorded by the developer. <br />Stormwater Maintenance Agreement <br />A Maintenance Agreement for Stormwater Management Facilities was approved by the <br />City Council on August 11, 2014 with Resolution No. 14-87 for the entire NorthPointe <br />development. <br />RECOMMENDATION <br />Staff recommends approval of the NorthPointe 2nd Addition final plat subject to the <br />following conditions: <br />1. All comments from City Engineer letter dated September 4, 2014 shall be <br />addressed. <br />2. Outlots A and C of the NorthPointe 2nd Addition shall be deeded to the City. <br />3. The developer shall prepare the deeds for Outlot A and C and submit to the City <br />for review and approval. <br />4. A Development Contract shall be drafted by the City, executed by the City and <br />the developer and recorded by the developer. <br />
