DRAFT 5/2/05 <br />• L BUILDING DESIGN STANDARDS <br />The design features of the individual buildings will include a select variety of design <br />materials which will feature a combination of natural earth tones with appropriate accent <br />colors, together in a very distinct, handsome architectural style that is in scale with the <br />site and the surrounding land uses. Equinox Development may, at its discretion, retain <br />review authority through restrictive covenants on the individual properties to insure <br />compliance with the proposed commercial neighborhood architectural design theme. This <br />authority, however, is subordinate to the City of Lino Lakes review authority. All <br />proposed buildings will be required to create a pedestrian friendly streetscape image. <br />Limitations will be created for detached accessory structures. Building massing for all <br />individual buildings and for the arrangement on the site will combine with landscape <br />elements and lighting to highlight entry and sequence. Each building's exterior elevation <br />will work within the time honored aesthetic vocabulary of three -part composition. A <br />base, middle, and top will each be articulated to give clarity to the buildings as well as tie <br />all elements of the site together in a simple cohesive composition. Color and texture will <br />be used to denote these differences. Common materials will tie the complex together. <br />Buildings shall generally relate in scale and design features to others on the site and to <br />other developments in the area, showing respect for local context. Equinox' intent is to <br />create a complex in tune with Lino Lakes Marketplace and Legacy at Woods Edge <br />thereby creating triangular anchors supportive of a common architectural design and <br />color theme. <br />• <br />• <br />Buildings shall avoid long, monotonous, uninterrupted wall or roof planes. A wall surface <br />shall be no longer than 30 feet without a break. Building wall offsets, including both <br />projections and recesses, fenestration, and changes in floor elevations, where possible, <br />shall be used in order to add architectural interest and variety, and relieve the visual effect <br />of a single, long wall. Similarly, roofline offsets shall be provided, in order to provide <br />architectural interest and variety to the massing of a building and relieve the effect of a <br />Isingle, long roof. The maximum building. height shall be 45 feet. as defined in <br />accordance with the City of Lino Lakes Zoning Ordinance. <br />The front facade of a builciing shall be architecturally emphasized through fenestration, <br />entrance treatments and details. The architectural treatment of the front facade shall be <br />continued, in its major features, around all visibly exposed sides of a building. All sides <br />of a building shall be architecturally designed to be consistent with regard to style, <br />materials, colors, and details. All visibly exposed sides of a building shall have an <br />articulated base course and cornice. The top of the base course shall align with at least the <br />sill level of the first story. The cornice shall terminate or cap the top of a building wall, <br />and must project out horizontally from the vertical building wall plane and may be <br />ornamented with moldings, brackets and other details. The middle section of a building <br />may be horizontally divided at floor, lintel or sill levels with belt or string courses. <br />Gable roofs must be constructed with a minimum pitch of 9/12 to the greatest extent <br />possible.
