<br />roofs should provide overhanging eaves on all sides that extend a minimum of one foot
<br />beyond the building wall. Flat roofs are required on buildings of two stories or more in
<br />height, provided all visibly exposed walls have an articulated cornice that projects out
<br />horizontally from the vertical building wall. Architectural embellishments that add visual
<br />interest to roofs, such as dormers, belvederes, cupolas, clock towers and other similar
<br />elements are encouraged.
<br />Fenestration shall be architecturally compatible with the style, materials, colors and
<br />details of a building. Windows shall be vertically proportioned wherever possible.
<br />Windows shall be recessed a minimum of two inches from walls or exterior trim to create
<br />shadow for visual interest. Clear or low -tint glass must be used for windows and doors;
<br />mirrored glass is prohibited. To the extent possible, the location of windows on the upper
<br />stories of a building shall be vertically aligned with the location of windows and doors on
<br />the ground level, including storefronts or display windows. Blank windowless walls are
<br />not permitted.
<br />All entrances to a building shall be defined and articulated by architectural elements such
<br />as lintels, pediment, pilasters, columns, porticos, overhangs, railing, balustrades, and
<br />others, where appropriate. Any such element utilized shall be architecturally compatible
<br />with the style, materials, colors and details of the building as a whole, as shall the doors.
<br />Storefronts that are an integral part of a building shall be designed with the upper floors
<br />of a building to be compatible with the overall character of the facade. Ground floor
<br />retail, service and restaurant uses may have large pane display windows on the ground
<br />level. Such windows shall be framed by the surrounding wall and shall not exceed
<br />seventy -five percent of the total ground level facade area. Glass curtain walls are
<br />discouraged. Buildings with multiple storefronts shall be unified through the use of
<br />architecturally compatible materials, colors, details, awnings, signage, and lighting
<br />fixtures.
<br />Fixed or retractable awnings are permitted at ground level, and on upper levels where
<br />appropriate, provided they complement a building's architectural style, are compatible
<br />with its materials, colors and details, do not conceal architectural features, such as
<br />cornices, columns, pilasters or decorative details, do not impair facade composition, and
<br />are designed as an integral part of the facade. Canvas is the preferred material, although
<br />other waterproofed fabric may be used: metal or aluminum are not permitted. In buildings
<br />with multiple storefronts, compatible awnings must be used as a means of unifying the
<br />structure.
<br />Light fixtures attached to the exterior of a building shall be architecturally compatible
<br />with the style, materials, colors, and details of the building and shall comply with local
<br />building codes. The type of light source used on the exterior of buildings, parking areas,
<br />pedestrian walkways and other areas of the site, and the quality of light produced, shall
<br />be the same or compatible. Facades shall be lit from the exterior and, as a general rule,
<br />lights should be concealed through shielding or recessed behind architectural features.
<br />Mounting brackets and associated hardware should be inconspicuous.
