• <br />DRAFT 5/2/05 <br />1I. LANDSCAPING AND AESTHETICS <br />Entry into the site will be facilitated by a large Pylon sign at the West side of the <br />entrance . Upon turning into the site, a user will be visually led down the tree -lined main <br />drive to the four -story hotel at the terminus. General site landscaping is detailed on the <br />landscaping plan including: <br />1. Zrivacy fence at the perimeter of the property <br />2. Ten foot wide sodded area between fence and curb for parking lot /driveways <br />3. Planter islands down the main drive including Green Ash or other shade trees <br />4. Parking lot planter islands in Lots 2 and 3 including Flowering Crab trees <br />5. Additional Flowering Crab trees shall be planted throughout the site <br />In regard to the items listed above, the following shall apply: <br />1. The visual impact of the privacy fence will be mitigated by clusters of vegetation <br />plantings and /or tree plantings at a maximum of forty feet on center. For the <br />west, north, and the northern half of th.e east sides of the property this landscaping <br />will be on the inside of the fence. For the south half of the east property line the <br />fence will be stepped in intermittently and in those areas the Plantings will be <br />required on the outside of the fence. <br />2. Both sides of the fence shall be maintained in wood structural and visual <br />condition. <br />3. Per the request of the City of Lino Lakes Enviromnental Board, native plant <br />communities may be installed in lieu of sod. <br />4. Planter islands shall also include ornamental vegetation <br />5. Additional trees shall be planted at the perimeter and on individual lots. All <br />building plans shall include a landscaping plan to be reviewed by the City of Lino <br />Lakes. <br />All landscaping will conform to the City of Lino Lakes requirements under "General <br />Provisions" Section 3, Subdivision 4 -Q. All areas with sod, and curb islands with <br />vegetation, will be irrigated. It is Equinox' stated desire that we encourage input from the <br />City in regard to all aspects of landscaping elements. Site features such as water, public <br />art, flags and banners are strongly encouraged provided they contain no commercial <br />message. Should building planters be desired, they must be integral to the design of the <br />building <br />It is required that all constructed buildings in this development have a landscaping <br />element, at a minimum of sixty percent of the lineal front facade, and sixty percent of one <br />other side, at a minimum width of three feet. It shall be encouraged that these beds be <br />lighted. All areas of land other than that occupied by building or impervious surface shall <br />be landscaped with sod and /or mulch and/or ornamental vegetation and /or river washed <br />rock material in planting beds. Final slope grades steeper than the ratio of 3:1 will not be <br />permitted without special landscaping treatments such as terracing, retaining walls, or <br />ground cover.
