Betty's Pies, page 4 <br />•Along the build -to line the building is also required to have a minimum height of 20 feet. The proposed <br />elevations depict the parapet walls (the lowest point) at a height of 20 feet, with additional height being supplied <br />to the structure thanks to the retaining wall on the street side of the site. The height of the building never <br />exceeds 40 feet, even when measured from the base of the retaining wall to the very peak of the highest roof. <br />Architectural Standards <br />The relationship between the building and the street is required to be accentuated by expressive wall faces, with <br />a minimum of 60% of the wall face being windows, doors, or arcades. The proposed elevations meet or exceed <br />all of those requirements. <br />Due to the grade differences of the site and the adjacent sidewalk, as well as the location of parking for the <br />property, the primary building entry is being placed on the parking lot side of the building. While this does not <br />specifically meet the standards of the guidelines, the location of the outdoor dining as well as the design of the <br />connecting walkway /plaza creates an entry feature not only for this building, but also for the adjacent building <br />and the entire interior of the block. <br />The tower elements proposed for the building clearly accentuate the two main public entrances for the <br />restaurant. <br />Due to the grade differences between the site and the pedestrian streetscape, the scale of the building is slightly <br />�exaggerated; however the revised plans address this separation between the streetscape and the building with <br />uilding fenestrations; the integration of the retaining wall into the structure itself; and the outdoor dining <br />area/plaza entry feature. <br />The base of the structure is clearly articulated through the use of a stone veneer applied at a variety of heights <br />ranging from 1 foot to almost 16 feet when integrated into the retaining wall portion on the southwest corner of <br />the building. The top is also clearly articulated with the use of bracketing below all areas proposed with roofs <br />above; with the parapet element that mimics the accentuation of the cementitious wall board banding below the <br />roof lines (Though this parapet element is slightly understated in mass it is appropriately integrated into the <br />overall scale of the building); and with the stepping effect that is created by the use of both standard angled <br />roofing as well as parapet walls above flat roofing. <br />The parapet walls will also provide an adequate screening device for the roof mounted equipment that will be <br />required for this type of use. <br />The building materials proposed for the site include stone and brick veneers; cementitious wall board or <br />E.I.F.S., and a prefabricated metal roofing material. All of these materials meet the stringent standards of the <br />design guidelines, and are incorporated consistently throughout the building's elevations. <br />The proposed structure has integrated a couple of climatic response devices that meet the design guidelines. <br />Daylighting of the interior space is being achieved through the large number of windows provided, and is <br />accentuated by the clerestory windows that surround the main dining area. Patrons of the establishment will <br />also be offered shelter from the elements in the entry vestibules while waiting to be seated and the provision of <br />shade umbrellas within the outdoor dining area. <br />
