• AGENDA ITEM 6.A <br />STAFF ORIGINATOR: Paul Bengtson <br />MEETING DATE: November 13, 2006 <br />TOPIC: Resolution 06 -183 <br />Amendment to the Planned Unit Development - Final Plan <br />Lakewood Apartments <br />BACKGROUND <br />On October 24, 2005 the City Council approved Resolution 05 -161 (attached, with exhibits) which approved <br />the PUD Final Plan for the Lakewood Apartments. Lakewood Apartments is a mixed use building consisting of <br />first floor commercial with apartments also on a portion of the first floor, and the floors above. <br />On October 23, 2006 the City Council approved Resolution 06 -177 which approved an amendment to the PUD <br />Final Plan for the Lakewood Apartments. This amendment included adding a third color to the palette for the <br />building and a revised central element to address a condition of Resolution 05 -161. <br />et artford Group Inc. also requested to amend the PUD Final Plan to allow the removal of the balconettes that <br />ere depicted on the elevations approved as part of the original submittal. <br />ANALYSIS <br />Staff has worked closely with Hartford Group on the elevations of this project. Since balconettes are not a <br />requirement of the Lino Lakes Town Center Design and Development Guide, staff does not believe that <br />removal of the balconettes compromises the architectural integrity of the building. Staff considers the change a <br />positive one considering the mixed use (residential and commercial) nature of this building, and the fact that <br />balconettes are not usable as balconies. <br />PLANNING AND ZONING BOARD <br />The Planning and Zoning Board unanimously recommended approval of this request at the October 11, 2006 <br />regular meeting. <br />RECOMMENDATION <br />Staff recommends the adoption of Resolution 05 -161 approving the amendment to the Planned Unit <br />Development Final Plan for the Lakewood Apartments. <br />ATTACHMENTS <br />• 1.
