• AGENDA ITEM 6.A STAFF ORIGINATOR: Paul Bengtson MEETING DATE: November 13, 2006 TOPIC: Resolution 06 -183 Amendment to the Planned Unit Development - Final Plan Lakewood Apartments BACKGROUND On October 24, 2005 the City Council approved Resolution 05 -161 (attached, with exhibits) which approved the PUD Final Plan for the Lakewood Apartments. Lakewood Apartments is a mixed use building consisting of first floor commercial with apartments also on a portion of the first floor, and the floors above. On October 23, 2006 the City Council approved Resolution 06 -177 which approved an amendment to the PUD Final Plan for the Lakewood Apartments. This amendment included adding a third color to the palette for the building and a revised central element to address a condition of Resolution 05 -161. et artford Group Inc. also requested to amend the PUD Final Plan to allow the removal of the balconettes that ere depicted on the elevations approved as part of the original submittal. ANALYSIS Staff has worked closely with Hartford Group on the elevations of this project. Since balconettes are not a requirement of the Lino Lakes Town Center Design and Development Guide, staff does not believe that removal of the balconettes compromises the architectural integrity of the building. Staff considers the change a positive one considering the mixed use (residential and commercial) nature of this building, and the fact that balconettes are not usable as balconies. PLANNING AND ZONING BOARD The Planning and Zoning Board unanimously recommended approval of this request at the October 11, 2006 regular meeting. RECOMMENDATION Staff recommends the adoption of Resolution 05 -161 approving the amendment to the Planned Unit Development Final Plan for the Lakewood Apartments. ATTACHMENTS • 1.
