• The extension of Otter Lake Road as it relates to this plat has been designed, bid and awarded by the City with construction to commence within the next few weeks. Costs associated with the street and utility construction will be assessed to benefitting property owners. The extension is approximately 360 feet in length and serves Phase 1 of the development. Lot 1, Block 1 shall be accessed by an internal private drive and served with public utilities. Full access at this private drive will serve the Phase 1 development until such time as Otter Lake Road is extended further north. Full access to the entire site will then occur approximately 600 feet north of Main Street and the internal private drive will become right in/right out only. Accordingly, the applicant will be required to file a declaration acknowledging the future limited access. The City Engineer has prepared the Development Agreement which provides for the submittal of fees and securities to cover City review costs and ensure completion of the public and private improvements in accordance with the approved plans. The City Attorney has reviewed the Title Commitment. RECOMMENDATION Staff is recommending approval of the following items with conditions: 1.
