• <br />• <br />widths (with the possible exception of Lots 7 and 8). In the interest of traffic safety <br />and access management, I can support some variances on lot dimensions. However, <br />when seven (or maybe five) of 14 lots do not meet standards, this is a problem. You <br />may need to eliminate lots. It is not an issue of density, it is a layout and design <br />question. There are too many lots of substandard width. Gemini Estates is eight <br />acres and has 10 lots. <br />We suggest looking at a right angle turn in the road to provide full frontage for the <br />lots, or possibly a T- shaped road. This might give you your lots as well as lot widths. <br />It appears that there still may be enough upland to provide the minimum upland lot <br />area of 12, 825 sf per lot.
