i <br />1 <br />YAN <br />Buildings on Lots 1, 2 & 3 are designed to promote multiple tenants. A sign band of stucco and <br />brick will organize individual signs at a consistent height. Signs will be individual 36" letters <br />internally illuminated. See building elevations for wall- mounted sign locations. <br />Building facades have three recognizable elements of base, middle and cornice. Corners of the <br />east elevation (storefront side) are highlighted with brick pitched roof forms that repeat a <br />vernacular common throughout the Village Center. Standing seam metal roofs are limited to end <br />corners for visual interest and focus. <br />Painted aluminum storefronts incorporate transom windows, canvas awnings and varied sill <br />heights to provide facade transparency that strengthens the relationship of the buildings to the <br />street. Brick and stucco piers with wall- mounted lights are spaced equally along the facade to <br />provide for flexibility tenant configurations. <br />The sides and rear of the buildings are integral- colored, rock face concrete masonry. Colors and <br />accent textures reinforce the basic design concept of base, middle and cornice. All metal cap <br />flashing and service doors will be painted to match the storefront color. <br />View corridors between these buildings are framed with a brick archway or highlighted with an <br />outdoor plaza. The intent is to provide visual or pedestrian connection to the public sidewalks. <br />The sidewalks along these buildings will be primarily concrete with a scored pattern. <br />Intersections of roads or other sidewalks will be highlighted with decorative contrasting color <br />and/or material. Planting areas will be located at the ends of the parking lanes to help screen cars <br />and to visually soften the transition of sidewalk and roads. <br />Buildings on Lots 4 & 5 are intended to be designed with similar concepts as outlined above. <br />Elevation and floor plans for these two buildings have not been developed, however they will <br />have similar and tie -in feature detail. <br />Buildings on Lots 6, 7, and 8 are larger and intended to be single tenant uses. The building <br />facades are stepped back from each other to give each tenant a separate storefront. Tenants will <br />be allowed to incorporate their proprietary retail image into the main facade. This will be the <br />focal point over and around the main entry. Brick piers will flank the proprietary entry. Signs <br />will be wall mounted with individual 60" letters internally illuminated. See building elevations <br />for wall- mounted sign locations. <br />Building corners are highlighted with brick arches or pilasters. The brick will extend two thirds <br />up the facade and will terminate with an accent cornice line. The main field on the sides and rear <br />of the building are integral- colored, rock face concrete masonry.
