1 <br />1 <br />1 <br />1 <br />YAN • <br />proposing to provide 1,644 parking stalls (1,613 hardsurfaced and 31 proof green spaces). <br />Further site and building square footage refinements may bring parking stall counts closer to city <br />requirements before submittal of final construction plans. <br />Site internal circulation will be obtained via the two access drives off of Lake Drive and the 77th <br />Street access. Truck deliveries will be directed to enter at the Lake Drive access points. No long <br />or short trucks will be directed to access the site from 77th Street. <br />Trash containers are proposed to be fully contained within the building footprints. The <br />SuperTarget has an external cardboard bailer /trash compactor in the loading dock area. This area <br />will be screened from the residents to the north by landscaping and a split face modular block <br />screen wall. <br />Target will propose an outdoor seasonal sales area. Target typically will have spring/summer <br />lawn and garden sales. Target does not foresee any parking stall issues due to the seasonal use <br />of a 40' x 100' (22 parking stall) area in the parking lot for seasonal sales. The site plan <br />submittal will identify the proposed location. <br />Pedestrian traffic between retail centers will be addressed by the installation of sidewalk along <br />the front of each retail center and wallcways will tie between shops and the SuperTarget Store. <br />A regulatory sign package will be submitted for staff review and approval prior to issuance of a <br />building permit. <br />UTILITIES <br />City services are available to the site. Presently, a sanitary sewer main parallels Lake Drive on <br />the east side of the right -of -way. Applicant intends to construct manholes over the existing main <br />and branch easterly with new 8" diameter main at two locations; one near the southwest comer <br />of the parcel at Apollo Drive and the second at the secondary access point along Lake Drive. <br />Existing city water main is also readily available to the site A new 8" diameter site water main <br />with fire hydrants will be looped around the proposed buildings. This new main will tie into the <br />existing city main near the two sanitary sewer connections stated above along Lake Drive, as <br />well as tie in to the 77`h Street water main. City Engineer was contacted to provide hydrant flow <br />tests near the site to APPLICANTS engineer so that a determination on fire flow booster pumps <br />will be needed for proposed building's fire protection sprinkler systems. <br />Applicant will provide easements for the City over the new water and sewer mains. <br />PARSONS <br />TRANSPORTATION GROUP <br />BartmrAachman • De tem.
