• <br />• <br />• <br />5. Conditions 1 through 8, contained in the original permit, granted May 11, 1992, shall be <br />made a part of this permit (conditions attached). <br />1. A curb barrier is to be provided to the east side of the site's southernmost row <br />of parking as illustrated on Exhibit C. <br />2. Curb cut widths subject to the approval of the City Engineer. <br />3. Additional landscaping is provided to the south of the southernmost truck <br />parking stall including trees from the end of the fence to the westernmost <br />and /or the truck parking area. <br />4. An assurance is made that the proposed screening fence is of a variety which <br />will produce an effective 50% screen, a double row of evergreens, 10 feet <br />apart, balled and burlapped. <br />5. The car wash shall not be constructed until such time as sewer and water is <br />available, or an acceptable recycle system is devised to accommodate 100% of <br />the water from the car wash. <br />6. Drainage and utility plans are subject to approval by the Rice Creek <br />Watershed District. <br />7. Dispensing devices are in clear view of attendant at all times per section <br />10.903 of the State Fire Code. <br />8. City Council review and approve signage proposal. Staff recommends the <br />following: <br />a. Pylon - Existing pylon sign be raised to 65 feet as allowed by Ordinance. <br />b. Ground Sign - Would be processed for a variance for the new downsized <br />sign if determined to be necessary by the City Attorney. (May 26, 1992 <br />regular Council meeting, City Attorney determined that a variance is <br />needed if the sign is to be reduced in size. A variance would not be <br />needed if present sign remains at the current site and not reduced in size.) <br />c. Wall Signage - Lighted portion of sign be allowed as proposed with <br />elimination of lighting of the building and diesel canopy to the south. <br />d. No additional signage allowed on site without an amended conditional use <br />permit. <br />6. All conditions of approval shall be met prior to start-up of the two (2) new pump islands. <br />7. No tuck maintenance will be allowed on the site. <br />
