• Provide public park and trail opportunities consistent with the System Plan <br />• Manage storm water (flow rates and quality) using natural infiltration <br />approaches <br />• Preserve the open space aesthetics to which community residents have <br />become accustomed. <br />• Maintain natural buffer between established and new developments. <br />Questions surrounding these statements (or additional statements) should be <br />evaluated in regards to Integra. In addition there may be other value statements, <br />or modifications to the above statements that could be listed for Integra. <br />Statements such as: <br />• Establishing and enhancing important and functional wildlife links, reduces <br />fragmentation of unique habitats. <br />• Protecting known or possible rare plant communities <br />• Establishing a public awareness and education site for community <br />residents. <br />• Promotes a neighborhood community atmosphere. <br />• Creates an important resident trail link. <br />• Creates a crucial greenway link. <br />Options: <br />Recommendation as made by the Environmental Board. This property will be <br />developed in some fashion. Since it is in a Level 1 habitat area, and an <br />important Greenway area I would recommend pursuing a Conservation <br />Development, unless the same flexibility can be applied to enable the protection <br />of resources. There is not a great deal of buildable uplands on this piece of <br />property, and in order to facilitate adequate conservation buffering /and protection <br />conservation development techniques would need to be used in my opinion. <br />Equally important is to look beyond the borders in design considerations to <br />include connections between Foxborough and the Saddle Club property. <br />Recommendation May 25th, 2005: Was made To Pursue a <br />Conservation Development <br />Integra Homes, and Critical Connections will be at the meeting to present their <br />findings and to discuss the Development Proposal. The project submitted <br />includes 31 Lots on approximately 50 acres of land. The total upland for the <br />property is 14.97 acres. The proposed density is between 1.61 and 1.7 units per <br />acre. <br />We have asked the Developer to provide for increased public value as presented <br />in the preliminary review of May 25, 2005. Provision of contiguous, restored and <br />managed open space in the City Greenway would be most desirable. <br />• <br />
