• AGENDA ITEM 6.11. <br /> STAFF ORIGINATOR: Paul Bengtson <br /> CC MEETING DATE: May 29, 2007 <br /> TOPIC: Resolution No. 07-75 <br /> Conditional Use Permit Amendment <br /> Molin Concrete Office Building and Campus Addition <br /> BACKGROUND <br /> Molin Concrete is proposing a 7,785 square foot office building and some minor fagade <br /> • improvements to the existing office building to create a more cohesive appearance to their <br /> facilities at 415 Lilac Street. The improvements to the site include two phases. The first phase <br /> being that of the office building and the associated site work, and the second phase being the <br /> wetland mitigation/enhancement area that was included as part of their application to the Rice <br /> Creek Watershed District for the future addition to the manufacturing building. The First Phase <br /> is the only part of the application that the city is being asked to review at this time. Phase Two <br /> will require a separate application for a Conditional Use Permit Amendment. <br /> The Molin property is covered by a conditional use permit for the concrete plant. The northern <br /> 20 acres is covered by an interim use permit for outdoor storage. This new application does not <br /> involve the storage area. The Conditional Use Permit covers the entire site. Building additions <br /> such as those proposed in this application require an amendment to the Conditional Use Permit. <br /> Since the original approval, the city has approved amendments to the CUP in 2003 with <br /> Resolution 03-73, in February 2005 with Resolution 05-13, and again in February 2006 with <br /> Resolution 06-32. <br /> Molin Concrete has sent a notice to the surrounding home owners to inform them of the <br /> proposed expansion and invited anyone interested to provide comment. These same <br /> homeowners were also noticed by the city of the public hearing that was held at the Planning and <br /> Zoning Board meeting on May 9tn <br />
