Molin Amendment <br /> • Page 2 of 6 <br /> ANALYSIS <br /> Comprehensive Plan,Land Use and Zoning: <br /> The table below identifies the existing land use and zoning as well as guided land uses for the <br /> area. <br /> Location Existing Land Use Guided Land Use Existing Zoning <br /> Site Industrial Industrial LI(Light Industrial) <br /> GI(General Industrial <br /> North Single Family Dwellings Low Density Residential R(Rural) <br /> South Industrial Industrial GI(General Industrial) <br /> East Single Family Dwellings Industrial R(Rural) <br /> Commercial <br /> Low Density Residential <br /> West Single Family Dwellings Low Density Residential R(Rural) <br /> R-1 (Single Family Residential) <br /> SITE PLAN <br /> Buildings: Site plans have been submitted for the proposal. The office building will occupy the <br /> space between the existing office building and the existing maintenance building. It will be <br /> • single story with a trellis attaching the new office building to the existing to create a cohesive <br /> appearance to the site. The building materials meet all of the city requirements and the design <br /> appropriately addresses the base/middle/top approach required by the zoning ordinance. <br /> Lighting: The lighting attached to the building will be required to meet all city standards for <br /> downcast, shielded lighting. A lighting plan will be required prior to the issuance of building <br /> permits that will confirm compliance. <br /> Grading/Drainage, Utilities: A grading and utility plan was submitted with this application, <br /> and was thoroughly reviewed by the City Engineer. A memorandum is attached to this report <br /> that outlines all of the City Engineer's comments. The applicant has also submitted their plans to <br /> the Rice Creek Watershed District for review and will be required to obtain any necessary <br /> permits. <br /> The wetland mitigation and enhancement proposed on the site plan is not meant to be a part of <br /> this request. It was shown on the plans by the applicant to depict the ultimate plans for the site. <br /> A condition of approval clearly indicates that Phase Two will require a separate conditional use <br /> permit amendment most likely to coincide with the expansion of the manufacturing building. <br /> Landscaping: With each addition to the site the largest concern has been the exterior <br /> landscaping on the site, which continually is inspected by city staff for compliance. The City <br /> Forester visited the site on April 5, 2007 and met with the applicant to address any landscaping <br /> concerns that existed. This office building proposal will require some changes to the <br /> • landscaping plan to account for some building plantings,but no major changes to the exterior <br /> landscaping plan are being proposed. <br />
