• <br />AGENDA ITEM 6D.i <br />STAFF ORIGINATOR: Paul Bengtson <br />CC MEETING DATE: August 13, 2007 <br />TOPIC: Resolution No. 07 -111 <br />Grandview Preliminary Plat <br />BACKGROUND <br />Royal Oaks Realty has requested approval of an 8 lot residential subdivision to be known <br />as Grandview. The subject site includes the outlot east of Gethsemane Church, and the <br />parcel occupied by the parsonage house. The parsonage house lot and the previously <br />granted roadway easement that would connect the Shores of Marshan Lake and Marshan <br />Meadows subdivisions via Stage Coach Trail will both be slightly altered to allow the <br />development of 8 total lots while still meeting all zoning and shoreland ordinance <br />requirements. <br />ANALYSIS <br />The following is a summary of the proposal: <br />Site Area 3.76 acres <br />Net Acreage 3.67 acres <br />Total Lots 8 <br />Gross Density 2.13 units /acre <br />Net Density 2.18 units /acre <br />Comprehensive Plan, Land Use and Zoning: The table below identifies the <br />existing land use and zoning as well as guided land uses for the area. <br />Location <br />Existing Land Use <br />Guided Land Use <br />Existing Zoning <br />Site <br />Vacant <br />Low Density Sewered Residential <br />R -1 (Single Family Residential) <br />North <br />Residential <br />Low Density Sewered Residential <br />R -2 (Two Family Residential) <br />South <br />Residential <br />Low Density Sewered Residential <br />R -1 (Single Family Residential) <br />East <br />Marshan Lake <br />N/A <br />N/A <br />West <br />House of Worship <br />Public / Semi - Public <br />R -3 (Medium Density Residential) <br />Growth Management, MUSA Reserve: The subject site is currently located within <br />the MUSA boundary area. <br />Growth Management, Units/Year: The table attached to this report shows the <br />status of the staging plans for final platting of new residential units. The seven new units <br />of Grandview would fit within the policy of 147 per year and so could be final platted <br />• immediately. <br />
