APPROACH <br />CONSTRUCTION ADMINISTRATION <br />We feel the success of any project depends on staying on top of the process from early planning <br />through construction. Where many firms lose interest in a project after the building is designed <br />and drawings complete, CNH has found that much of the success of the project depends on <br />working through the issues that arise during construction, making sure the client is represented <br />and protected. <br />Unlike many firms, CNH Architects and our engineering team provides the administration of <br />the contract with the same personnel that designed the project. We feel these architects and <br />engineers are the only ones that understand not only what is on the construction documents, <br />but why the building was designed or detailed that way to begin with. This maintains continuity <br />throughout the process, reducing the potential for construction changes that negatively impact <br />the client goals or the integrity of the building systems. <br />The Principal / Project Architect and other team members will regularly review the construction <br />to determine progress, conformance to the construction documents and to discuss upcoming <br />construction all with the goal of a smooth, efficient construction process that is done professionally <br />and correctly. We strive to work in a collaborative approach with the contractors, valuing the <br />knowledge and experience of the many skilled trades people on site. However, our primary <br />objective will be to represent the City of Lino Lakes, looking out for your best interests including <br />the quality, conformance and timeliness of the construction. For this project we would schedule <br />a weekly construction observation for the architectural team supplemented by the appropriate <br />engineers as relevant trades are on site so that we can provide quick response to questions <br />and very regularly review progress schedules to keep on top of the important project timeline. <br />These construction observations will be documented with detailed reports including pictures of <br />progress and items requiring correction. <br />Other construction administration services will include providing the document and information <br />flow necessary for this phase of the project. This will include answers to RFI's, writing <br />supplemental information documents, shop drawings and other submittal review, writing <br />change orders, and reviewing contractor applications for payment. CNH Architects will provide <br />a web based project collaboration website for the transmittal, storage and coordination of all <br />information and document flows during the construction administration phase. This simple to use <br />website has shown itself to be very helpful as a not only a transmission tool, but as an organized <br />repository for the project information for all relevant project members. <br />As the construction process comes to an end, CNH Architects will provide preliminary and then <br />final punchlists of incomplete, non -conforming or damaged items for the contractor to address. <br />Since the fire house will need to quickly transition to operations upon substantial completion, we <br />will particularly focus on preliminary review and punchlist generation and contractor attention to <br />these details as each area of the project approaches the last stages so that the fire department <br />has as little disruption as possible during their ramping up and transition to live operations. <br />After project completion, CNH Architects considers follow-up and being available for questions <br />a regular part of our normal practice. We feel a large reason for our numerous repeat clients is <br />the service we provide after the project is finished and occupied. Whether it is a problem that <br />has developed that needs to be reviewed or just helpful advice on adding building systems, we <br />make ourselves available to help. This post -occupancy contact with our buildings has also given <br />us a great insight into what is performing well over time and what is not, which is information that <br />allows us to provide our clients with the detailed information to provide the best design choices <br />possible. <br />LINO LAKES FIRE HOUSE #2 <br />15 <br />
