used to create 3 additional lots along Robinson Drive. The newly created lots would be subject <br />to the City's Park Dedication fee at $2,500 per lot. Additionally, the City would need to be <br />which was $50,000 per acre. The following park dedication requirements shall be met: <br />Park Land Dedication and Fees <br />0.545 gross acres 0.00 acres wetland — 0.545 net acres <br />0.545 acres x $50,000 (value of land at time of dedication) — <br />$27,250 <br />44 8 lots x $2,500 payment in lieu = $27,500 $20,000 <br />Public Hearing <br />A public hearing was held by the Planning & Zoning Board on April 9, 2014 and continued to <br />the May 14, 2014 meeting. Issues and concerns brought forth at the public hearing include: <br />1. Trail location and park development <br />An 8 foot wide bituminous trail is proposed to extend north -south throughout the development <br />and is consistent with the Park, Greenway & Trail System Plan. The trail and park will be <br />constructed and developed in the future when park dedication fees and funding become <br />available. <br />A 5 foot wide concrete sidewalk will be constructed along the south side of Robinson Drive. <br />2. Traffic speed and safety concerns on Robinson Drive <br />The City will design traffic calming techniques into the Robinson Drive street construction <br />such as bump outs at trail crossings, tree landscaped boulevards and parking only on south side <br />of the street. <br />3. Drainage concerns <br />The assistant City Engineer and Developer's engineer met with some of the residents after the <br />Planning & Zoning Board meeting to discuss their drainage concerns. <br />Final Plat <br />A land use application for PUD Final Plan/Final Plat for Century Farm North 6th Addition shall <br />be required. At such time, the developer shall enter into a Development Contract and other <br />documents as the City deems necessary. <br />5 <br />
