lst Reading: <br />Publication: <br />2n' Reading: <br />Effective: <br />CITY OF LINO LAKES <br />ORDINANCE NO. 05-14 <br />ORDINANCE TO REZONE PROPERTY FROM R, RURAL TO R -1, SINGLE <br />FAMILY RESIDENTIAL FOR TALAN RIDGE <br />"The City Council of Lino Lakes ordains ". <br />Section 1 <br />The City of Lino Lakes makes the following Findings of Fact: <br />1. The City received a Land Use Application to rezone certain property from R, <br />Rural to R -1, Single Family Residential. <br />2. The Planning and Zoning Board held a public hearing on February 12, 2014 and <br />continued the public hearing to March 12, 2014. <br />3. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />The preliminary plat has been reviewed for compliance with the comprehensive <br />plan, zoning and subdivision ordinance. The subdivision is not considered <br />premature, is consistent with the comprehensive plan for residential development <br />and meets the performance standards of the subdivision and zoning ordinance. <br />The parcel is guided low density residential per the City's Comprehensive Plan <br />which allows for 1.6 to 3.9 dwelling units per acre. The proposed residential <br />development at 2.27 units per acre is consistent with the Comprehensive Plan's <br />guided land use and density. <br />4. The proposed use is or will be compatible with present and future land uses of the <br />area. <br />The proposal to create three (3) single family residential lots for the purpose of <br />constructing two (2) new single family homes is compatible with the surrounding <br />existing single family homes. The neighborhood is a mix of Rural, R -1, Single <br />Family and R -1X Single Family Executive zoning districts. The two (2) parcels <br />abutting on the west are zoned R -1, Single Family. The neighborhood also varies <br />in lot size, dimension and building footprint square footage. <br />
