Easements <br />A drainage and utility easement of 10 feet and 25 feet wide are provided along the <br />interior perimeter of the lot. <br />Storm Water Management and Erosion and Sediment Control <br />Storm water quality requirements will be achieved using a surface pond providing <br />infiltration. The "A" soils are conducive to this type of stormwater management. This <br />pond will infiltrate the required water quality volume (2.5 inches of rainfall over the <br />drainage area) and route storms exceeding this runoff volume through a control structure <br />in the pond. A control elevation will be established at the quality volume for discharges <br />above this amount of runoff. For informative purposes the 1-year storm precipitation <br />amount is less than the required quality runoff, thus no discharge from the pond is <br />anticipated from this storm event. <br />Utilities <br />Utilities will connect to existing mains; water along Highway 23, sewer to the main on <br />77t' Street, and stormwater to an existing catch basin on Highway 23. Electric and <br />telephone will connect on an existing pole on 77th Street and gas will connect to an <br />existing main running just south of the property. The parking lot will be graded so as to <br />drain to a series of catch basins. The roof runoff will be collected and conveyed <br />underground to the proposed stormwater pond on the west side of the property. <br />Public Land Dedication <br />The City will require cash in lieu of land dedication. The assisted -living facility will be <br />considered commercial for the purpose of calculation park dedication fees. <br />Park Dedication FeeE;$4r,133 <br />!1.9!0acres x $2,175 per acre = <br />Tree Preservation <br />The preliminary plat identifies 18 trees on site. The demolition plan indicates the removal <br />of approximately 4 trees and undergrowth shrubs within the non -ESA Basic Use Area. <br />No tree mitigation is required. <br />Landscaping <br />A Landscaping Plan has been submitted and reviewed. Details and required revisions can <br />be found in the Site Plan Worksheet. <br />
