ADJUSTED FRONT FOOTAGE COMPUTATION PROCEDURE <br />J. Large Developed Lots Adjacent to Sewer and <br />Water Mains: <br />When a sewer and water main is constructed <br />adjacent to existing developed residential <br />lots (with a home, well, and septic system) <br />and the lot cannot be subdivided into smaller <br />parcels, the front footage and area charges <br />shall be based on the minimum front foot of <br />each zoning district where the mains are to <br />serve. <br />Mr. Reinert seconded the motion. Motion carried unanimously. <br />Status Report on Sewer Service Area No. 1 Right -of -Way - Mr. <br />Stahlberg displayed an aerial photograph and pointed out the <br />location of the lift station on Laurene Avenue. He explained <br />that the gravity line would run east from the lift station <br />across Hodgson Road (Highway #49) to Ware Road. This trunk <br />line would service all the area east of Ware Road. Mr. <br />Stahlberg pointed out several properties that were in the <br />process of being platted or would probably be platted within <br />the next couple of years. This area includes the Barott, the <br />Ray Miller, the Katie Soucup and former Montain properties. <br />This material will be presented to the Planning and Zoning <br />Board on Wednesday evening. Mayor Benson asked if the areas <br />now being platted would be enough to financially support the <br />gravity sewer. Mr. Stahlberg felt that they would. The one <br />concern is the affect of the Charter on the proposed <br />development. Mr. Stahlberg explained that the City would <br />have to work within the constraints of the Charter. <br />Second Avenue Update - Mr. Stahlberg told the Council that he <br />has delivered the plans for Second Avenue to MnDot for their <br />review. They have suggested several minor changes. Mr. <br />Stahlberg is now ir. ;he przcc -.s of finalizing costs for this <br />improvement and suggested that the street be constructed in <br />two phases. Phase I is the portion of Second Avenue south of <br />Sunrise Meadows. This project will require a great deal of <br />fill dirt and he is looking for this material. Phase II is <br />Second Avenue from Sunrise Meadow to Elm Street. Sunnygate <br />will be included in the assessment for a portion of the storm <br />sewer and a portion of the water main.
