COUNCIL MEETING DECEMBER 26, 1989 <br />Set Public Hearing for Preliminary Plat, Willow Ponds for <br />January 22, 1990, 8:15 P.M. - Mr. Bisel moved to set this <br />public hearing. Mr. Neal seconded the motion. Motion <br />carried unanimously. <br />Set Public Hearing for Rezone of Portion of Wenzel Property, <br />Lake Drive and Aqua Lane for January 22, 1990, 8:30 P.M. - <br />Mr. Neal moved to set this public hearing. Mr. Bisel <br />seconded the motion. Motion carried unanimously. <br />PLANNING AND ZONING REPORT - JOHN MILLER <br />Consideration of Request for Conditional. Use Permit, Site and <br />Building Plan Review and Variance for Paul Wolters, <br />Application No. 89 -51 - Set Public Hearing or January 22, <br />1990, 7:45 P.M. - Mr. Neal moved to set this public hearing <br />as indicated. Mr. Bisel seconded the motion Motion carried <br />unanimously. <br />Request for Minor Subdivision for Land on the Border of <br />Centerville Between County Road #54 and County Road #14, <br />Application No. 89 -53 - Mr. Miller explained that the owner <br />of this property owns a larger parcel of land adjoining this- <br />parcel which is located in the City of Centerville. The <br />entire parcel is being sold and this request is just a <br />housekeeping item. Mr. Bisel moved to approve the Planning <br />and Zoning recommendation as outlined in Application No. 89- <br />63. Mr. Neal seconded the motion. Motion carried <br />unanimously. <br />Request for Minor Subdivision for Land on Rondeau Lake Drive <br />East Near the North Corporate Limits, Brian Wessel, <br />Application No. 89 -54 - Mr. Miller explained that Mr. <br />Wessel's lender is requesting that the land be subdivided so <br />that the property cannot be looked at as farm property. Mr. <br />Miller explained that it is very unlikely that sewer would be <br />extended to this area as there is a great deal of wetland. <br />As a result, no sewer or road easements were requested. The <br />Planning and Zoning Board considered this request and <br />recommended approval. <br />Mr. Hawkins questioned the manner in which the land is to be <br />split. He noted that eleven (11) acres and fourteen (14) <br />acres would normally still qualify as farm status according <br />to state statutes. Mr. Miller suggested that the wetlands <br />were not considered as farm land by the lender. In either <br />case, both parcels still meet all requirements of the <br />ordinance and there is sufficient high ground on the newly <br />created parcel for a building site. A park fee of $400.00 is <br />required for the newly created parcel. <br />PAGE 6 <br />
