1 <br />1 <br />1 <br />COUNCIL MEETING NOVEMBER 13, 1990 <br />homes will be from $100,000.00 to about $160,000.00. The price <br />ranges for the townhomes will be from $75,000.00 to $100,000.00. <br />expected that there will be about one hundred (100) single family <br />homes and about sixty (60) townhomes. <br />There was some discussion regarding a long straight street in the <br />concept plan. The Council asked that this street be redesigned to <br />be more ascetically pleasing. <br />Mr. Miller explained that one (1) of the benefits of this proposed <br />subdivision is that it is very close to the trunk sewer and water <br />lines. No additional trunk lines will be constructed to <br />accommodate this development. <br />Mr. Corson was told that the Council agreed with the concept plan <br />contingent upon the items mentioned this evening and contingent <br />upon the items listed in Mr. Miller's "green sheet ". <br />The Council took a five (5) minute recess at 8:10 P.M. <br />Final Plat, Pheasant Hills Preserve - Mr. Boxrud explained that <br />this plat is interrelated to the Brandywood Estates plat. He felt <br />that one (1) plat could not be approved without approval of the <br />other plat. <br />The Pheasant Hills Preserve plat will be developed in phases. The <br />first phase consists of twenty five (25) lots and a two and nine <br />tenth (2.9) acre park. There is also access to Outlot B, a parcel <br />to be dedicated for trail and sanitary sewer use. The remainder of <br />the park dedication will incur sewer use. The remainder of the <br />park dedication will incur in Outlot D which will be developed with <br />the second phase. The majority of the 300+ acre parcel will be <br />left in outlot for subdivision in phases. <br />All easements are shown on the plat and permits have been granted <br />from all agencies except the Rice Creek Watershed District. This <br />permit is expected to be approved on November 14, 1990. Mr. Boxrud <br />asked that the abstract for the property be given to Mr. Hawkins so <br />that he can provide a written title opinion. The public <br />improvements have already been ordered along with the improvements <br />for Brandywood Estates and the school district property. Mr. <br />Boxrud read the development contract provisions for the Council. <br />Council Member Kuether moved to approve the Pheasant Hills Preserve <br />final plat and Option No. 2 of Mr. Boxrud's "green sheet" and <br />contingent upon approval of Brandywood Estates, DRB application No. <br />90 - 27.
