Section 3, Subd. 4(S) of the Ordinance requires adequate screening from abutting <br />residential uses and landscaping with an emphasis on the boundary or perimeter, the immediate <br />perimeter of the structure and the perimeter of parking and loading areas. The site plan indicates <br />sod surrounding the proposed building addition and planting of three (3) trees, one maple and one <br />evergreen tree east of the proposed building addition and one maple within the courtyard area south <br />of the proposed building addition. The proposed building addition will be adequately screened from <br />the residence located northeast of the site with landscaping including six (6) spruce trees and two <br />(2) sugar maples. <br />Section 2, Subd. 5.D states that only such development as preserves the maximum number of trees <br />may be permitted. The tree preservation plan indicates that two canopy trees (3" maple and 6" <br />maple) and one evergreen tree (4" spruce) will be removed to accommodate the proposed building <br />addition. The applicant is proposing to replace such trees with two - 2%z" maple trees and one <br />spruce tree six (6) feet in height in accordance with the requirements set forth in Section 3, Subd. <br />4.S.3. In addition, landscaping will include six (6) spruce trees and two (2) sugar maples for <br />screening from the residence located northeast of the site. <br />The Environmental Board has recommended that the sugar maple trees in the plan be changed to <br />red maples or oaks (See Exhibit J). The applicant has agreed to substitute pin oaks for the sugar <br />maples illustrated on the plans. The applicant has also agreed to provide foundation plantings in <br />accordance with the recommendations of the Environmental Board attached hereto as Exhibits J and <br />K. All landscaping shall be in compliance with Section 3, Subd. 4(S) of the Ordinance. <br />CPTED Review. The landscaping indicated on the site plan has been reviewed by the police <br />department and found to be in compliance with CPTED standards. <br />Trash Enclosures. The plans do not illustrate any new or additional refuse areas. The existing <br />refuse area is located within the garage building in accordance with Section 3, Subd. 4.G. of the <br />Ordinance. <br />Signage. The plans do not indicate any new or additional proposed signage. The site plan <br />illustrates a freestanding triangular sign located on the east perimeter of the subject property, north <br />of the entry drive. The location of such sign may be impacted by the addition of turn lanes as <br />determined by the ACHD. <br />Lighting. The applicant is proposing new exterior lighting in the form of wall mounted downlights <br />located at the sanctuary exterior doors. The exterior light fixtures must have a 90 degree cutoff to <br />reduce glare and light pollution. <br />The site plan illustrates a light source located on the east perimeter of the subject property, north of <br />the entry drive. The location of such light source may be impacted by the addition of turn lanes as <br />determined by the ACHD. <br />
