Pipe invert elevations need to be shown on the Grading Plan for all culverts, pipe <br />inlets, and pipe outlets. <br />5. Normal water level, high water level, pond or wetland labels, etc. need to be shown on <br />the Grading Plan. Pond and wetland labels should match the HydroCAD model. <br />6. Building pad elevations, including lowest floor elevations must be provided on the <br />Grading Plan. <br />7. Overflow locations and elevations are needed for all yard catch basins. <br />8. How are the wetlands being modeled? <br />9. How is the ditch from Outlot C to Outlot B being perpetuated through the proposed <br />road? <br />10. City of Lino Lakes standard details for catch basins and catch basin/manholes call for <br />a minimum build of 4 -feet from top of pipe to gutter, unless a perforated drain is <br />added. Then the minimum build is 2' -6" from top of pipe to gutter. <br />11. The Site Plan and a Wetland Mitigation Plan must be approved by RCWD, and <br />documentation provided to the City. <br />4. Airport Issues: <br />On the south side of the development site there is an airport runway landing strip area. Since the <br />proposed construction will abut the runway area, it is recommended that the Developer provide <br />written permission (or if a permit is needed) from the appropriate regulating authorities stating that <br />there are no conflicts or issues that affect the airport runway. <br />5. Street System - Plan Sheets G1, G2 and G1A through G1D: <br />A. All centerline street grade slopes are to be a minimum of 0.5 %, including slopes around the <br />perimeter of culs -de -sac. <br />B. At the east end of Carl Street, a roadway connection to the existing cul -de -sac is <br />recommended to be constructed as part of the Century Farm North subdivision. This should <br />include a 32 -foot wide permanent street with modifications to the existing cul -de -sac. It is <br />also recommended that utilities and sidewalk be extended in conjunction with the street <br />construction, as previously mentioned in the General Comments. However, wing and <br />4g has recommended that the Carl Street connection not be made. <br />C. All of the public streets with the exception of Stallion Road scale as 32 -foot wide roadways. <br />Stallion Road scales as 36 feet wide. It is recommended that no parking be allowed on any <br />
