Molin <br />May 27, 2003 <br />page 3 <br />and shrub planting on the berm to the north of the property, as well as native seed <br />planting around the pond located north of the berm. <br />Because of the wet weather last summer, excavation and landscaping were delayed on the <br />northern portion of the Molin site. Molin did notify City staff of this problem last year. <br />Staff visited the site on May 2nd this year to view progress. The landscaping plan is being <br />implemented properly, according to the approved planting plan. Some acceptable <br />substitution of a few individual plantings has occurred. Molin has almost completed <br />construction of the swale and pond through the property. When they are finished, <br />landscaping can be completed. <br />PLANNING & ZONING BOARD RECOMMENDATION <br />The P & Z held a public hearing on the application on May 14 and recommended <br />approval with the conditions listed below and in the resolution. <br />RECOMMENDATION <br />Staff recommends approving Resolution 03 -73 amending the CUP with the following <br />conditions: <br />1. <br />The City Engineer's comments in the May 6, 2003 TKDA memo must be satisfied. <br />2. Exterior lighting fixtures shall be hooded and directed to reflect light away from <br />neighboring residential properties and rights -of -way. The fixtures must have a 90 <br />degree cut off angle. <br />3. All conditions in Resolution 01 -182 continue to apply. <br />This report is based on architectural and structural plans received April 8, 2003; <br />preliminary grading plan, photometric plan, and lighting fixture cut sheets received April <br />21, 2003. <br />
