1 <br />1 <br />1 <br />COUNCIL MEETING MAY 22, 1995 <br />required over the existing sewer and watermain that runs along <br />the eastern border of the proposed lot. <br />The City Zoning Ordinance, as amended by Ordinance No. 12 - 94, <br />provides for one acre lots with 100 feet of lot width in the LI <br />zoning district. The proposed lot meets those requirements. <br />For Planning and Zoning information, staff and the owner of the <br />Apollo Business Center, G.M. Development, have determined to plat <br />the property as parcels are sold rather than plat the entire <br />site. This allows for greater flexibility for potential <br />purchasers and expands the options in marketing the site. <br />Staff has reviewed this request and recommends approval of the <br />request with the condition that a 50 foot utility easement be <br />provided over the existing sewer and watermain on the eastern <br />portion of the site. A site plan review which deals with site <br />improvements including drainage and utility concerns is the next <br />item for consideration this evening. <br />The Planning and Zoning Board recommended approval of the request <br />with the condition that the above described 50 foot utility <br />easement be provided. <br />Council Member Kuether moved to approve the minor subdivision <br />with the 50 foot utility easement over the existing sewer and <br />watermain on the eastern border of the site. Council Member <br />Bergeson seconded the motion. Motion carried unanimously. <br />Site Plan Review, Blue Heron LTD., Apollo Business Center -Ms. <br />Wyland explained that the Blue Heron project involves the <br />construction of a 20,186 square foot building containing office <br />and warehouse space. The property is located in the Apollo <br />Business Center which is zoned Light Industrial. Office and <br />warehouse uses are permitted uses in this zoning district. <br />The developers intend to offer space for rent in 2,500 square <br />foot increments. A dock area is provided to access the warehouse <br />portion of the building. Phase II involves a similar building <br />planned for future construction. This phase will also require a <br />subdivision and a site plan review. <br />Staff and the Planning and Zoning Board have reviewed the site <br />plan and recommend approval with the following conditions: <br />1. Proper building permits be obtained prior to construction. <br />2. The proposed construction shall meet all building and <br />parking setback and height requirements. <br />PAGE 9 <br />sy <br />
