1 <br />1 <br />COUNCIL MEETING JUNE 26, 1995 <br />Lighting: Off Street parking areas will be required to be <br />illuminated so as to reflect light away from adjoining property. <br />Signs: Signage shall be in accordance with the City Sign <br />Ordinance. A sign permit will be required prior to installation <br />of any signage. <br />Utilities, Grading and Drainage: Utilities, Grading and <br />Drainage plans shall be subject to review and approval by the <br />City Engineer. Utilities are available to serve the site. <br />The Economic Development Advisory Board and the City staff <br />recommended approval of the site plan as submitted with the <br />following conditions: <br />1. The applicant shall sign a development agreement and <br />post financial guarantees as specified by City staff <br />prior to issuance of any building permits. <br />2. The City Engineer shall review and approve utility, <br />drainage and storm sewer plans. <br />3. Proper sign permits shall be obtained prior to <br />installation of signage. <br />4. The site plan dated June 2, 1995 and the landscape plan <br />dated June 8, 1995 shall be made a part of this <br />approval and shall incorporate all landscaping, <br />parking, building location, trash handling, loading <br />docks, etc. The landscaping plan shall be reviewed and <br />approved by the City Forester. <br />5. The parking area shall be provided with a hard surface <br />with concrete curb surrounding all access drives and <br />parking areas. <br />6. Handicapped parking shall be provided according to ADA <br />rules and regulations. <br />7. Roof top heating and ventilating units shall be <br />properly screened. <br />The Planning and Zoning Board recommended approval of the site <br />plan at their June 14, 1995 meeting with the conditions outlined <br />above. <br />Council Member Bergeson moved to approve the site plan with the <br />conditions outlined by the Planning and Zoning Board. Council <br />Member Elliott seconded the motion. Motion carried unanimously. <br />PAGE 9 <br />
