An application for MUSA Reserve shall be considered at time of Preliminary Plat <br />Approval and allocated at time of Final Plat following completion of a development <br />agreement and posting of financial guarantees. <br />The request for MUSA is occurring concurrently with preliminary plat application. <br />2. The property in question shall be zoned R -1 or R -1X or a rezoning application be in <br />process in conjunction with the preliminary plat. <br />The rezoning request is occurring concurrently with the MUSA request. <br />3. The property in question must be immediately adjacent to existing MUSA. <br />MUSA is directly across both Mustang and Palomino Lanes. <br />4. MUSA Reserve shall be allocated to net buildable acres. <br />The net acreage for the nine lots is 2.55 acres, and that is the MUSA request. <br />5. Development of the property must be considered a natural utility extension. <br />6. Development of the property must be considered a natural extension of existing <br />roadways. <br />Utilities and roadways exist directly adjacent to the site. <br />7. Development of the property shall not adversely affect the health, welfare, and <br />general safety of the community. <br />8. Development of the property shall be environmentally compatible with the <br />surrounding area. <br />There is no evidence of negative impacts to the community or environment. The <br />wetland plan was approved by the Rice Creek Watershed District. <br />9. Development of the property shall be consistent with the City's Comprehensive <br />Park Plan. <br />The revenue from developing the site into nine lots will provide funds to develop the <br />park according to the Park Plan. <br />10. MUSA Reserve shall be allocated only to properties located within Sewer District 1, <br />4s, 6 and the Behm's Century Farms Development within Sewer District No.2. <br />The site is almost entirely within the Behm's development as reviewed by the Met <br />
