• <br />• <br />• <br />Summit Fire Protection <br />Page 5 of 5 <br />Park Dedication <br />Section 1001.14, Subdivision 4 states that the park dedication requirement for low labor <br />intensive industrial uses shall be equal to $133 for each 1,000 square feet of proposed <br />building. As a result, the applicant shall pay a cash park dedication fee of $4,000.10 <br />(30,076 sq. ft. / 1000 = 30.076. 30.076 X $133 = $4,000.10). This fee must be paid prior <br />to the issuance of a building permit. An additional park dedication fee will be required <br />should the applicant construct the proposed expansion. <br />ENVIRONMENTAL BOARD ACTION <br />The Environmental Board reviewed the project on January 31, 2001 and on February 28, <br />2001. Their comments and recommendation are attached. <br />RECOMMENDATION <br />The Planning and Zoning Board reviewed this application at their February 13, 2001 <br />meeting and they recommend approval of the minor subdivision and site plan to allow the <br />construction a 30,076 square foot office /warehouse facility. This recommendation is <br />based on the findings contained in this report and subject to the conditions listed below. <br />1. Maintain the perimeter curb setback along the northern fire lane at five (5) feet. <br />2. Store all trash and recycling material within the principal structure or apply for and <br />receive approval for a trash enclosure. <br />3. Outside storage shall be prohibited without an approved conditional use permit. <br />4. The applicant shall submit detailed cut sheets of the proposed shoebox exterior <br />lighting fixtures for City review prior to issuance of a building permit. <br />5. Install additional screening along the western side of the site to screen it from the <br />adjacent residential uses. <br />6. Plans must show all drainage, ponding, and utility easements required by the City <br />Engineer and deeds conveying the easements shall be provided prior to issuance of a <br />building permit. <br />7. A maintenance plan for the native plantings must be submitted and is subject to the <br />approval of the Environmental Specialist prior to issuance of a building permit. <br />8. The comments in the memo by the City Engineer /TKDA dated March 6, 2001 must <br />be addressed to his satisfaction before a building permit is issued. <br />9. The applicant shall explore a non - burning strain of prairie grass to be used on the site <br />and a revised landscaping plan shall be reviewed and approved by the Environmental <br />Specialist before a building permit is issued. <br />
