268 <br />June 27, 1977 <br />Mr. McLean moved to set the public hearing for July 25, 1977 at 8:30 P.M. <br />Seconded by Mr. Karth. Motion carried unanimously. <br />Mr. Charles Nelson had applied for a variance to split a lot in Pine Vista <br />I. This was made necessary in order to plan the street for entrance to Pine <br />Vista II. The matter had been discussed at the previous Council meeting. <br />Mr. Nelson had delivered a map with the necessary land description added to <br />the Southern lot in order to make both parcels a legal size. Mr. McLean <br />moved to approve this request. Seconded by Mr. Karth. Motion carried <br />unanimously. <br />Mr. Midtaune was not represented, therefore, that plat was not considered. <br />Mr. Ahlshouse was present with a very preliminary sketch for land located <br />on either side of West Shadow Lake Drive. He was seeking information as to <br />platting this area in one acre lots and the steps necessary to accomplish <br />this. The two most important items are the surfacing of the street and the <br />ability of the lots to contain on site septic systems. There were no <br />decisions on this matter. <br />Mr. McLean reported the Planning and Zoning Board had requested that only <br />variances with complete legal descriptions be presented to the Board for <br />consideration.. Mr. McLean so moved. Seconded by Mr. Karth. Motion carried <br />unanimoulsy. <br />A plat submitted for 40 acres on the SouthEast corner of Linda Street and <br />Hodgson Road was considered. A representative for the plat, Rohavic Oaks, <br />said they would now like to plat this area in phase 1 and phase 2 and he would <br />like to -build his home on a portion of the land that is not included in the <br />pahse 1 development. Since this is not platted, it will need a description <br />by meets and boulds. Copies of the Engineer's and Planner's reports will be <br />mailed to the developer and they will work out the phases of development <br />and feturn to the Planning and Zoning Board. <br />Three sign permit applications were consdiered - Forest Tagg; Rite -Way <br />Waterproofing and Getty Refining. More information was needed on the Tagg <br />application and the fact that he is conducting a business at that location <br />was discussed. The Clerk was instructed to write to Mr. Tagg that he may <br />need a special use permit. The Sign application for Rite Way Waterproofing <br />was uiclear as to the road setback. The Getty Refining sign was to merely <br />add the word 'Food( to an existing sign. The Planning and Zoning Board has <br />recommended approval of this application. Mr. McLean so moved. Seconded <br />by Mr. Karth. Motion carried unanimously. <br />Mr. McLean said the applications for sign permits are coming before the <br />Board very incomplete. He asked that all spaceston the application form be <br />completed, with a sketch and a location. This is necessary for the Board <br />to consider these applications. <br />Mr. McLean reported the matter of the minimum land area of one acre, not to <br />include the street easement, had been discussed by the Board. On plats this <br />is a requirement, but on a meets and bounds description it is not. Mr. <br />McLean aeked Mr. Locher to make this requirement a part of the new ordinance <br />III <br />and this is to be required on all parcels of land. He so moved. Seconded <br />by Mr. Karth. Motion carried unanimously. <br />The letter written by the Clerk, as suggested by Mr. Locher, dealing with <br />the surfacing of West Shadow Lake Drive was read. There was some discussion <br />on the present condition of that street and the usage by golfers. The letter <br />
