Site Fit Plan
The building is located in the northwest corner
of the site due to the moderate amount of
wetlands and flood plain areas on the east
portion of the site that results in a remaining
7.23 acres of buildable area. Access directly on
to Birch Street is allowed at this site due to the
lower classification of the county road east of
Centerville Road. However the County would
likely require a minimum of 960'-0" between
the intersection of Birch Street/Centerville
Road and any proposed new roads or drives
perpendicular to Birch Street. This places the
access to the site in the northwest corner of the
site through the wetland and floodplain areas
thus creating long driveways from the building
to the access and resulting in some wetland
replacement. Access from Birch Street would
most likely require roadway improvements
to install proper turn lane widths. This site,
including the larger site to the south, would
allow for future city buildings to be built as one
campus.
The northwest corner of the site is ideal for
visibility of the site from both Birch Street and
Centerville Road. The site is bordered by
rural areas on all four sides which has minimal
potential for neighborhood resistance and
noise issues. These areas are slated for future
development which would occur after the new
station would be built. Information provided
by the city shows that the site will need soil
corrections prior to building on the site.
Site Photograph:
View of Birch Street frontage from the east.
SITE 3: CENTERVILLE ROAD & BIRCH STREET
23
