Site Fit Plan <br />The building is located in the northwest corner <br />of the site due to the moderate amount of <br />wetlands and flood plain areas on the east <br />portion of the site that results in a remaining <br />7.23 acres of buildable area. Access directly on <br />to Birch Street is allowed at this site due to the <br />lower classification of the county road east of <br />Centerville Road. However the County would <br />likely require a minimum of 960'-0" between <br />the intersection of Birch Street/Centerville <br />Road and any proposed new roads or drives <br />perpendicular to Birch Street. This places the <br />access to the site in the northwest corner of the <br />site through the wetland and floodplain areas <br />thus creating long driveways from the building <br />to the access and resulting in some wetland <br />replacement. Access from Birch Street would <br />most likely require roadway improvements <br />to install proper turn lane widths. This site, <br />including the larger site to the south, would <br />allow for future city buildings to be built as one <br />campus. <br />The northwest corner of the site is ideal for <br />visibility of the site from both Birch Street and <br />Centerville Road. The site is bordered by <br />rural areas on all four sides which has minimal <br />potential for neighborhood resistance and <br />noise issues. These areas are slated for future <br />development which would occur after the new <br />station would be built.
