i. Interior Lot_ One hundred (100) feet. <br />ii. Corner Lot. One hundred twenty-five (125) feet. <br />4. Setbacks. Setbacks shall be the same as those imposed in the applicable base <br />zoning district. <br />5. Sewer Management. A report, prepared by a Minnesota Pollution Control <br />Agency licensed designer, on the feasibility of individual sewage treatment systems (ISTS) and <br />water systems on each lot or a community or shared sewage and water system serving the rural <br />subdivision. The report shall follow Minnesota Rules Chapter 7080, as may be amended, and <br />include soil boring analysis and percolation tests to verify report conclusions. <br />For any development with a community sewage treatment system, the City shall <br />require documentation that the property association shall be responsible for liability insurance <br />and costs associated with the maintenance and operation of a community sewage treatment <br />system. The City shall also require an agreement that if the association is not maintaining the <br />system or the system is not operating properly, the City can undertake needed repair and <br />maintenance and assess the property owners for the costs of such action. <br />(4) Urban Residential Planned Unit Development Requirements. <br />(a) Purpose. It is the intent of this section to establish special requirements for the <br />granting of a conditional use permit for an urban (with City water and sanitary sewer) residential <br />conservation subdivision PUD project in order to promote: <br />1. Preservation of wildlife habitat and unique natural resources. <br />2. Reduction of negative impacts on the environment. <br />3. Creation of common open space that provides a unified landscape for the use and <br />enjoyment of the neighborhood community and/or the general public. <br />4. A variety of urban residential lot sizes, configurations, and neighborhoods. <br />(b) Application. Urban residential planned unit development shall be applied only <br />within the City's R-2, R-3, and R-4 Zoning Districts. <br />(c) Densities_ The maximum allowable density within an urban residential PUD shall <br />be consistent with the density directives of the Comprehensive Plan. <br />(d) Open Space Performance Standards. <br />1.
