Park Dedication Fees <br />1.90 acres x $2,175 per acre = <br />$4,133 <br />Tree Preservation <br />The preliminary plat identifies 18 trees on site. The demolition plan indicates the removal of <br />approximately 4 trees and undergrowth shrubs within the non -ESA Basic Use Area. No tree <br />mitigation is required. <br />Landscaping <br />A Landscaping Plan has been submitted and reviewed. Details and required revisions can be <br />found in the Site Plan Worksheet. <br />Comprehensive Plan <br />The proposed final plat for the construction of an assisted -living facility is in compliance with <br />the Comprehensive Plan in terms of Resource Management System, Land Use Plan, Housing <br />Plan, and Transportation Plan. <br />Wetlands <br />There are no wetlands on the parcel. <br />Floodplain <br />There is no floodplain on the parcel. <br />Development Contract <br />A Development Contract shall be drafted by the City, executed by the City and the developer and <br />recorded by the developer. <br />Stormwater Maintenance Agreement <br />The White Pine Senior Living project includes the construction of a stormwater pond to convey <br />surface water and provide water treatment prior to entering public waters. A Declaration for <br />Maintenance of Stormwater Facilities shall be required. <br />RECOMMENDATION <br />The Planning & Zoning Board and staff recommend approval of the following items with <br />conditions as listed: <br />1.
