Ms. <br />Cunningham noted these issues have been raised before and are common sense issues which will <br />make the residential area nicer. She urged the Council to assure adequate landscaping and lessen <br />the impact to the residential properties. <br />With regard to drainage, Mr. Ahrens explained he will meet with Ms. Cunningham about the <br />drainage plans to assure she is comfortable with it. He added the City can assure all work on <br />Cedar Street is completed prior to the start of school to avoid conflicts with the school bus <br />schedule. <br />Council Member Lyden noted this is where people will work and is adjacent to a residential area. <br />He stated there are things the City can do to lessen that impact and noted the berm along Cedar <br />Street. Council Member Lyden noted that a heavily landscaped berm will address issues with <br />light and headlights. <br />Peter Hilger, project architect, stated they will place a berm along Cedar Street and will delineate <br />that on the plan. He agreed a combination of landscaping and berming will do a great deal to <br />soften the impact. <br />Jim Wahlstrand, one of the owners of GMW Machine, advised they do operate two shifts with <br />the second shift comprised of only four to five employees who work in the rear of the building. <br />He explained the office staff works 8:00 a.m. to 4:30 p.m. and the manufacturing operation is <br />quiet due to their precision machining. He added there is very little truck traffic and all work is <br />conducted inside the building. <br />Council Member Neal asked if residents will be invited to view the operation. Mr. Wahlstrand <br />stated this facility will be quite attractive. He added they plan to host an open house and will <br />include the immediate neighbors. <br />Ms. Cunningham stated some of the issues she raised are beyond the applicant's property but it <br />will help as long as they abide by the landscaping requirements. She asked if this business has <br />nighttime semitruck deliveries. <br />Mr. Wahlstrand stated they have a small fraction of truck traffic. <br />Mr. Hilger stated the landscape and lighting issues are acceptable to the applicant and they will <br />work with staff to satisfactorily resolve those issues. <br />Council Member Lyden asked if they can construct a berm that is eight feet high. He noted this <br />area is about 30 feet wide and should be able to accommodate such a berm. Mr. Hilger explained <br />that to assure adequate access for maintenance, a 4:1 slope is needed for an eight foot berm <br />which would require 64 feet of property. He noted that the petitioner does not own the entire 30 <br />foot width in that area. <br />PAGE 14 <br />
