BOARD OF REVIEW APRIL 19, 1999 <br />35W/Lake Drive intersection. They noted that the value increased from approximately <br />$402,000 to approximately $4,020,000. They felt the increase was unreasonable since the <br />land is vacant. <br />Mr. Munneke explained that his appraisal was based on a purchase agreement he had <br />received. Although he felt that the purchase agreement was unreasonable, it was a viable <br />document. Mr. Rehbein explained that the sale of the property did not happen. He also <br />noted that the purchase agreement included improvements to the property not just raw <br />land. <br />Mr. Munneke noted that Mr. Rehbein's attorney did bring additional information on the <br />property to his office this morning. He will be reviewing his appraisal, however, he noted <br />that the original valuation of $402,000 was too low. There will be some increase in value. <br />Mr. Rehbein felt that the City needed to be realistic. He noted that he could `pl w the land <br />and raise a crop such a rye or oats. Mr. Smith explained that the g?pety wou then be <br />valued as agriculture. However, he must also take into consideration the fac t the <br />property is zoned for commercial use.
