Council Member <br />O'Donnell seconded the motion. Motion carried unanimously. <br />COMMUNITY DEVELOPMENT DEPARTMENT REPORT <br />Resolution No. 01— 31, Minor Subdivision, 325 Birch St., Rockey Goertz, (3/5 Vote Required), <br />Jeff Smyser — City Planner Smyser advised this case involves a request by Rockey Goertz and Larry <br />Grubbs to subdivide a 39.67 acre parcel of property located at the north/east corner of Hodgson Road <br />and Birch Street. This minor subdivision would create two (2) parcels: <br />Parcel A <br />Parcel B <br />3.98 gross acres/3.51 upland acres <br />Lot size: approximately 493 x 330 <br />35.69 gross acres/26.85 upland acres <br />Mr. Grubbs would retain ownership of the 3.98 parcel for futur <br />Goertz would retain the 35.69 acre parcel for development s <br />Spirit Hills. <br />The property is currently Zoned R-1 Single Family R <br />line. Mr. Goertz plans to submit a preliminary plat/PDO for April review by the Planning <br />and Zoning Board and Council. <br />Staff has reviewed this minor subdivision request and would comment that the applicant has <br />demonstrated that a future street layout is possible to serve the plan and minimize access onto Birch <br />Street. The applicant has met with Anoka County regarding right-of-way needs for Hodgson Road <br />and is willing to dedicate the additional right-of-way along the west property line and has revised his <br />sketch accordingly. The proposed new lots (A & B) meet the minimum lot dimensions and other <br />requirements under the current zoning. Staff recommended approval of the minor subdivision with <br />conditions. <br />
