COUNCIL MINUTES FEBRUARY 11, 2002 <br />the center of a cul-de-sac turnaround with a minimum right-of-way radius of 60 feet. That the <br />dedicated right-of-way be improved subject to the requirements of the City Engineer. <br />The Planning and Zoning Board discussed the request at its January 9, 2002 regular meeting. The <br />Board discussed possible ways to decrease the number and total square footage of accessory <br />buildings. It was felt that by both eliminating the 8' X 10' tool shed and decreasing the footprint of <br />the proposed picnic shelter (approximately one foot on each side) the proposed project could be <br />brought in line with the City's Zoning Ordinance. The Planning and Zoning Board voted <br />unanimously to recommend approval, with the following three conditions: <br />1. Elimination of the 8' X 10' tool shed (or attach it ; ® e existing garage) so that there <br />will be no more than two detached accessory buildi the site once the proposed <br />picnic shelter is constructed. <br />2. Decrease the size of the proposed picnic shelt as, of to exceed the total accessory <br />square footage maximum of 2,020 sq.ft. citty's Zoning Ordinance. <br />Dedicate and record the formerly apprQ :.k:. cation of the Stage Coach Trail right- <br />of-way. <br />Community Development Director Grochala a ,i _ . 4 is also recommending approval of the <br />Conditional Use Permit Amendment based o e fol owing conditions: <br />• <br />1. Issuance of the building permit will not be granted until the right-of-way for Stage <br />Coach Trail extending to the north property line of Parcel B, as shown on Exhibit 3, is <br />dedicated to the City. <br />Councilmember Carlson asked what conditions the Church will favorably consider. <br />Pastor Chad Gilbertson came forward and stated he does not believe the Church has any issues with <br />the Staff conditions. He asked for clarification regarding the memo that was distributed at the work <br />session regarding the Planning and Zoning comment indicating the road right-of-way would not be <br />• <br />
