Will have vehicular approaches to the property which are so designed as not to <br />create traffic congestion or an interference with traffic on surrounding public <br />thoroughfares. <br />Comment: The site layout meets standards held within the City's Zoning Ordinance <br />including turn lanes, access width, and access spacing/location. <br />8. Will not result in the destruction, loss, or damage of a natural, scenic or historic <br />feature of major importance. <br />Comment: The applicant is currently working with the City Engineer to satisfy <br />drainage related issues. <br />9. Will conform to specific standards of this ordinance applicable to the particular <br />use. <br />Comment: The proposed use will as a condition of approval meet the applicable <br />requirements of the Ordinance. <br />• OPTIONS. <br />At their meeting on November 13, 2002, the Planning & Zoning Board considered the site and <br />building plans and conditional use permit application and recommended approval subject to the <br />conditions listed in resolution 02-174. <br />In consideration of the request, the following options are available to the City Council: <br />A. Approve the site and building plans/conditional use permit request based on the findings <br />in Resolution 02-174 and subject to the conditions in the resolution. <br />B. Deny the site and building plans/conditional use permit request. <br />C. Table the application and request more information. <br />Mr. Kirmis noted the comments that were received from the County on December 10, 2002. He also <br />advised Council received information regarding additional landscaping in their packets. <br />Staff recommends that the City Council approve the site and building plans/conditional use permit <br />request as outlined in Resolution 02-174 (Option A). <br />• Councilmember Carlson advised she had two concerns regarding this project.
